About This Project

Huntington Properties approached Alliance with an interesting and challenging project: a 10,000 SF design-build and fit-up of an old dilapidated warehouse for a space now occupied by Medical Pharmacies Group.
Huntington Properties is a commercial real estate and property management company based in Ottawa. It specializes in office, retail, and industrial properties with a unique portfolio across Ottawa’s popular and up-and-coming neighbourhoods like Westboro, Wellington West Village, and Hintonburg.
Challenges
Huntington Properties and Alliance had to generate a concept, acquire a construction permit from the City of Ottawa, change the gas service, the incoming water service, and update the electrical service to accommodate the increased power required for cooling in five months.
A major factor for the tenant was the requirement for backup power to maintain business continuity and 100% productivity. Alliance had to ensure that the provided backup generator could power the entire facility’s power in case of an emergency.
It was crucial to organize and schedule the project’s services to ensure valuable time was not lost and meet all requirements within the extremely tight deadline to get an empty and dilapidated space ready for occupancy.
Solutions
Alliance designed a concept and prepared permit drawings for submission to the City in just two weeks. During that time, Alliance also contacted Hydro Ottawa, Enbridge Gas, and the City’s water services to commence the needed changes and upgrades of these services.
Alliance had to consider all the assignments associated with the project and complete them in a strategic manner. For example, a transformer typically takes 14-16 weeks, so Alliance had to quickly determine loads and get the right transformer delivered.
Furthermore, Alliance had to design a backup power system and order a generator. This added another layer of complexity to the project, given the tight construction timeline because of the upcoming occupancy.
